Work Completed.
Contour Construction delivered the Design Build repositioning of Park View Apartments, a 53 unit multifamily community spanning ten buildings in Frederick, Maryland. With the property approximately 98% occupied when planning began, the challenge was not simply modernizing the apartments, but determining how to renovate the entire community without unnecessarily disrupting the income of an operating asset. Contour developed a rolling two building construction sequence that allowed completed buildings to return to the leasing market before the next group was taken offline, preserving trade efficiency while limiting the number of apartments removed from the rent roll at any one time. Through the integrated Design Build process, Contour also evaluated where capital would create the greatest value, preserving and restoring serviceable elements while modernizing critical building systems, utilities, kitchens, finishes, heating and cooling, and electrical infrastructure. Strategic scope decisions and disciplined cost management returned approximately $109,000 in shared savings to the owner while creating a more efficient and competitive residential asset. Most significantly, renovated apartments were returned to the market throughout construction and the owner reported that completed units leased as soon as they were listed, with midpoint monthly rents increasing approximately 152% from about $675 before renovation to $1,700 after completion. Park View demonstrates how a well planned Design Build program can connect construction strategy, capital deployment, resident logistics, operating costs, leasing, and revenue performance to reposition an existing multifamily asset without treating the rent roll as collateral damage.
