Originally constructed in 1876, 6 to 8 E. Patrick Street was repositioned through a comprehensive multifamily renovation designed to unlock greater value from the historic downtown Frederick property. Contour transformed the upper floors into two spacious residential units, balancing modern living expectations with the architectural character that makes the property distinctive. Working within the constraints of the existing structure and in coordination with local preservation requirements, building systems and interiors were modernized while original features, including the hardwood flooring, were restored wherever possible. The project also introduced off-street parking, strengthening the property’s marketability in a downtown environment where dedicated parking carries significant value. Most notably, the completed redevelopment contributed to a 96.15% increase in property value, demonstrating the investment potential of strategically executed adaptive reuse. The project illustrates how thoughtful construction and historic preservation can work together to reposition an existing asset, improve its competitive value, and support stronger long-term returns for the owner.
