After successfully completing multiple Zinburger locations for The Briad Group, Contour Construction was selected to provide Construction Management at Risk services for the brand’s 7,500 square foot Newport Centre restaurant in Jersey City, New Jersey. The all union project required extensive coordination within an active Simon property, where construction logistics, public safety, deliveries, existing conditions, landlord requirements, and restaurant specific systems all had to be managed within a heavily traveled retail and commuter environment. During construction, an unidentified underground obstruction made the original foundation design for the restaurant’s signature architectural tower unworkable, requiring Contour to coordinate a new cantilevered structural solution that preserved the design intent while allowing construction to move forward. Through the open book CMAR structure, Contour also managed subcontractor and vendor procurement, trade negotiations, purchasing, and targeted self performance with a focus on using the owner’s capital responsibly rather than simply administering project costs. Despite the significant structural redesign and complexities of the operating environment, the restaurant was delivered in approximately eight months, while disciplined procurement and cost management resulted in approximately $391,000 in savings retained by the owner after the contractual performance incentive. More than a successful restaurant build, the project demonstrates the value of a trusted Construction Manager who can connect procurement, design, field conditions, schedule, and financial decisions to the owner’s broader development objectives.
